It’s Day 2 of National Conveyancing Week, and we’re going to feature one of the transactions from the last year that we’re really proud of!

We recently acted in the purchase of a property in Looe. The purchase was dealt with by Donna Taylor, a Trainee Chartered Legal Executive in our Residential Conveyancing Department.

Our clients advised that the intention of buying this property, their second property, is to not only provide for their future, but to bring back to this lovely town the opportunity for locals to rent. Although holiday lets are much more profitable, our clients advised that they will not contribute to this. They hope to divide the house into 2 small flats for people to live in and contribute to the life of the town.

Our clients were cash buyers and decided to not have searches for the property, however, they did require an indemnity policy for Lack of Easement. This policy helps to protect the owner from any potential claims and costs that could occur as a result of there being no or inadequate rights of access or services which may come from a neighbouring property. If you are purchasing without the need of a mortgage, we can offer the option of no searches being ordered provided a no search form is signed. This form will detail the searches we recommend, a brief outline of the information they will give and the cost of obtaining them. We advise all clients who are considering having no searches to thoroughly read this form and then advise which searches, if any, they wish to obtain and then to sign and date this form. We would also explain what a No Search Indemnity Policy would cover and the cost of this should clients wish to obtain this.

Donna completed our clients purchase in a record time of 5 weeks! The team pulled together in achieving this. Vanessa in our administration team opened the file swiftly and Beth who is a legal assistant in the department drafted and sent the documents to the client to sign quickly so we held them on the file ready to proceed to exchange of contracts without any delays.  It is safe to say that our clients were happy with the service and left a wonderful review for Donna and the team.
